Feasibility study investigating residential development potential working within a building envelope for an office development, which had previously received planning approvals.

A mix of one and two bedroom flat and maisonette dwelling types rise 9 floors around a central atrium containing circulation cores over a ground level car park, plant, refuse and bike stores.

Designed to meet or exceed current domestic space standards, each efficiently planned dwelling has private external space and the upper level maisonettes have double height living spaces.

The elevational composition, directly expressive of the dwelling types, incorporates a range of materials to articulate the overall mass of the block and provide a range of scales. These include: cream coloured brick and elements of pre-cast terracotta coloured concrete (referencing the Victorian terrace houses typical of the area), copper cladding to the top floor maisonettes, and bronze anodised aluminium window frames.
